Druckenmiller – Modular Home on Building Lot

Steve Roe will rewrite the Stormwater Management Plan memo to reflect the $300 submitted by Robert Druckenmiller, along with a financial security agreement for engineering fees and construction requirements. Either a check or letter of credit from the lending institution will be provided, and the $300 check returned to Druckenmiller. The O & M Agreement still needs to be executed and submitted to the Township.

Randy Paul motioned and Fred Ford seconded to waive the Preliminary Plan requirements under sections 404, 606, and 607, as the Township is not requiring curbs and sidewalks; final plan comments from engineer Tom Wilson on items B2, 3, and 4 will be addressed, and no waiver of section 508 is needed. Motion carried 4-0.

Armstrong Valley Winery – Plan Review and Agricultural vs. Commercial Classification

Randy Paul motioned and Fred Ford seconded to accept the plans submitted by Armstrong Valley Winery for review. Discussion addressed whether the building should be classified as agricultural or commercial; it was determined to be commercial due to its use for processing. The O & M Agreement will need to be executed.

Heath Altland – Pole Barn for Farm Equipment Storage

Heath Altland is considering a 31.5' x 31.5' pole barn for storing farm equipment on a 60-acre parcel, with the closest neighbor 158 feet away. Because the structure is under 1,000 square feet, no Stormwater application is needed. He is required to submit a building permit application with the associated fee to the Township.

Planning Commission Member Stipend for Meeting Attendance

Fred Ford motioned and Randy Paul seconded to recommend to the Board of Supervisors that Planning Commission members receive a stipend for attendance at regular monthly meetings. Dwight Hoffman abstained and the motion died. It was suggested that Wendy Wentzel look into the subject further.
